So What Exactly Is 24-7 Marketing?
Michelle Perkins & Associates promises to market your home 24 hours a day, seven days a week. What today's buyer wants is information quickly, easily, honestly, and without the traditional hassles. Successful marketing hinges on this very concept, so this is exactly what our 24-7 marketing plan does.
Why Use 24-7 Marketing?
The traditional REALTOR® guards information as secret and privileged. Ever tried to find out the information you want on an advertised home? Frustrating, isn't it? Michelle Perkins & Associates takes a different approach. Our 24-7 marketing plan is designed to give the consumer all of the information they need easily and at their convenience without any roadblocks or any hassles.
And How Exactly Is All This Achieved?
Michelle Perkins & Associates' pledge to our clients is to get the highest price for your home with the most favorable terms, in the least amount of time all with the least inconvenience to you the seller. Even in good real estate markets, the competition is tough. Our number one job is to focus on selling your house. We invest heavily in lots of media venues in order to “out-market” all of the other homes competing for your buyer... and we are very successful at it. In 2006 we averaged a home sold every seven to eight days.
Our Pro-Active Marketing Plan Includes:
- A Comprehensive Comparative Market Analysis of your home so that you know it is priced right in order to sell as quickly as possible.
- Prospective Buyer, Lead Generating Network Plan. We do not wait for buyers to come to us. We go looking for them, getting your home in front of hundreds of homebuyers. Our TV and Internet advertising on many dedicated real estate websites generate emails to us IMMEDIATELY, with buyer requests for more information regarding our listings.
- We run local and national TV commercials. Nationally we have spots run on the Real Estate Home Show, shown on DIRECTV and Dish Network and place listings on the Real Estate Home Show website. Locally we run spots on Comcast Cable/Fauquier on the following networks: ESPN, Food, HGTV, Nick and USA networks. These commercial TV spots drive hundreds of visitors (i.e. prospective property buyers) to our exclusive websites daily.
- Website advertising is the mechanism that drives the buyers to our property information portals to see homes for sale. We invest heavily, money and time, to promote your home 24 HOURS A DAY—seven days a week to the entire real estate industry and the world market place through the Multiple Listing Service and several high traffic exclusive websites. www.MichellePerkins.com alone receives over 2,000 unique visitors weekly.
- Your house is not only enrolled in the Multiple Listing Service, but we ensure your MLS listing information is detailed and complete with an Exciting & Inviting description of your home. We give prospective home buyers a lot of information to grab their attention and interest!
- We regularly advertise your home in the newspapers (The Fauquier Times-Democrat, The Fauquier Citizen), real estate publications (The Homebuyers Journal), magazines (Discover), targeted community mailings and the Internet. Our advertising program is designed to encourage prospective buyers to call for a showing.
- Buyers definitely judge properties by the ads they see. We promise to market your property with attractive, colorful ads that are very professional in order to promote the best features of your property. We use many photos of your property and most properties will also include a virtual tour. Both are excellent tools for attracting more buyers and providing them with the most information possible.
- Michelle Perkins & Associates has also created the first Community Blog for the Greater Piedmont area, covering Fauquier, Culpeper and Rappahannock County. Blogs are the HOTTEST new real estate marketing tool. REALTOR® of the Year Ralph Roberts credits his Community Blog as a big reason for his success.
- We install a very visible sign and flyer box, if appropriate, and conduct open houses to attract prospective buyers. We keep properties supplied with listing brochures for the inside of your house and flyers for the box outside.
- Buyers need to choose an agent that is respected and well known to the community. We are an established, service-oriented team and enjoy an excellent working relationship with other real estate companies. We make it easy for them to work with us. This encourages other agents to want to work with us and consequently show our listings to their clients.
- We place a lockbox on the door to facilitate "Easy, Convenient" showings of your house. Our Lockboxes collect information and provide a feedback report every time your house is shown. This is an invaluable tool to discover the "impression" your property has made with potential buyers.
- We strongly promote your home within our office. We make sure that all the RE/MAX REALTORS® know about your listing so that they can advise their buyers. New listing notifications are sent out to all RE/MAX agents via pager.
- RE/MAX Regency Corporate office—big plasma screen in our new office lobby continually shows all RE/MAX listings in rotation 24-7.
We keep on top of the market trends and are proactive in contacting you to discuss changes to your marketing plan, as necessary, in order to stay competitive in the market. This ensures your home remains attractive to prospective homebuyers.
Working With An Agent >CRS and GRI
CRS, which stands for Certified Residential Specialist, is a designation that recognizes a high level of professional accomplishments in real estate experience and education. The Residential Sales Council grants the CRS designation only to the most outstanding sales associates in the residential sales field. Besides the completion of a rigorous course of study, the candidate must be able to demonstrate 75 successful transactions or average sales of $1 million per year of experience. Only 4% of all real estate agents are awarded the CRS designation.
GRI stands for Graduate, REALTOR Institute. The REALTOR Institute offers a series of 90 hours of required and elective courses conducted by the local Board or Association of REALTORS. These courses cover all areas of real estate -- residential, investment, construction and mortgage. The GRI designation is a prerequisite of many specialized courses in the REALTOR organization.
