Read on to see what home sellers are saying about Michelle Perkins & Associates!
"I just wanted to say thanks so much for all that you did in our ‘home selling process.’ We COULD NOT have asked for a better agent and a better experience! You truly work hard for your clients! The amount of advertising that you do is outstanding. It was so nice that whenever we had a question, I knew that if I called and you weren't available right then, I could leave you a message and never had to wait more than a few hours for a call back! I had heard good things about you prior to our experience and everything proved true!! Thanks again! We will surely recommend you in the future to anyone in need of an excellent agent!" -- The Feathers
"Thank you very much for the beautiful tray and goodies. We appreciated the way you handled the sale of our property and are glad everything went so smoothly." -- The Zahoras
"Thank you so much for all your help in selling our home and for all the extras! Thank you for your honesty, you're the best REALTOR® we have ever had! Michelle, you're a blessing from above! Thanks so much, God Bless!" -- The Ashbys
"Without all the extras you gave us as an agent, our lives may be totally different. You went out of your way in 1999 and this time. Thank you." -- The Henrys
Michelle Perkins is by far the hardest working real estate professional that we ever worked with. Did her homework, presented very well, organized plan and executed flawlessly. -- The Caitos
Michelle & her assistants were fabulous! Always prompt to return calls, very honest about everything - if she didn't know something she found out ASAP. EXCELLENT! Also saved us over $3,000 in fees in the end. Very much appreciated. -- The Vires

When two or more individuals own property together, each one owning an equal interest and having equal rights in the property including the rights of survivorship, it is referred to as joint tenancy. Any of the joint tenants may transfer his or her interest in the property to another party, but this dissolves the joint tenancy and creates a tenants-in-common interest with respect to the other parties whose names are on the title.
The most important feature of joint tenancy is the right of survivorship. A joint tenant cannot will his or her interest in the property to others. The surviving joint tenant (or tenants) simply becomes the owner or owners of the property without going through the probate process, which can involve expensive legal fees and may take months to resolve.
It is important to get professional advice when you plan to buy and hold title to real estate with another person.
